RENTAL QUALIFICATIONS
• Total household income must be at least three times the rent. EIDL/PPP loans, student-loan refunds, unemployment, and workers’ compensation do not count as qualifying income.
• No evictions

• Good rental history required
• No pets
• No interior smoking
• No housing vouchers
• No Airbnb or subleasing
• Square footage and other features may be approximate.

MOVE-IN COSTS
• Monthly rent: $1,400
• Security deposit: due at move-in
• Administrative fee: $250, non-refundable and paid one time

If the move-in date is after the 20th of the month, prorated rent for the following month will also be required with the move-in funds. Move-ins are not completed on weekends or holidays.

HOLD FEE POLICY
Upon application approval, a hold fee of up to the first full month’s rent plus the $250 non-refundable administrative fee is due within one business day. This removes the home from the market and holds it until the move-in date. The hold fee is applied to the first full month’s rent. Applications will continue to be considered until all funds are received.

If the approved tenant does not sign the lease or take possession, the hold fee is non-refundable and will be paid to the Broker as compensation for marketing, screening, administrative work, and removing the property from the market.

Every occupant age 18 or older must complete the application-request form.
Application fee: $55 per applicant, non-refundable ($40 background screening plus $15 income verification).
